摘要 通过中华园东村老旧小区改造案例,探索 “社区-城市联动”的老旧小区改造方法。在具体实践中,基于“共同缔造”的工作方式,形成老旧小区改造内容生成方法;以“与城互动”为目标,利用小区内各类存量资源,在改造老旧小区的同时为街区和城市补充服务功能;为实现小区各项功能的“创新提升”,探索可“长效推进”的实施方法。研究形成了将老旧小区改造工作和城市更新工作有效衔接的方法,更好地推进了昆山城市更新,为其他城市的老旧小区改造工作提供经验借鉴。

Abstract:In order to effectively connect the renovation of old residential areas with urban renewal, this research explores the renovation method of old residential areas with“community-city linkage”through the case of the renovation of the old residential area of Zhonghuayuandongcun. Based on“co-creation”, it puts forward a renovation content generation method, and a renovation space utilization method with the objective of“interaction with the city”, so as to improve the needs of the neighborhood and repair the lack of the city. In response to the requirements of “innovation and improvement”, it considers the renovation design and implementation method with accurate investment and“long-term promotion”of the old residential area as an effective starting point for urban regeneration in Kunshan, and explores and provides experience for the renovation of old residential areas in other cities.
